At Aden Property Solutions, LLC we are here to serve real estate investors find the resources needed to make and close deals.
Whether the money needed is for a few hours or a few years, we understand the nature of a timely close. Our team is prepared to evaluate and take action quickly. This does mean that we will expose ourselves to unnecessary risk.
The money we provide will need to follow industry best practice of 1)going through a title company 2)the paperwork needs to be *ironed out before funds are released.
We prefer that wholesalers use our contract to avoid the back and forth with the seller. If we are not comfortable with the paperwork signed, we will not get involved in a deal. (an addendum can be used by the investor to fix this problem)
*For example, in states where the law requires sellers needs to release the Earnest Money Deposit, we would need the seller to sign a waiver stating that they, the seller, will forego this right as long once the transaction 1)closed or 2)it was still within the typical inspection period of 10 days .
